Lease Term: One (1) year, renewable by mutual agreement.
Security Deposit: Equivalent to six (6) months' rent, payable upon lease signing. This deposit will be returned sixty (60) days after lease termination, less any deductions for damages beyond normal wear and tear or unpaid rent/utilities.
Advance Rental: Three (3) months' rent, covering the final three (3) months of the lease term, payable upon lease signing.
Leased Premises: Fitted premises, including furnishings and fixtures.
Utilities: Electricity and water are sub-metered; tenants are responsible for their consumption charges.
Rent Escalation: Year one rent will remain unchanged. Escalation for subsequent years will be determined during a property viewing and agreed upon mutually by both parties.
Payment Terms: Six (6) post-dated checks (PDCs) covering six (6) months' rent, payable upon lease signing.
