Lease Terms and Conditions
• Security Deposit: Equivalent to 3 months' rent, to be paid upon signing of the lease agreement.
• Advance Rental: 3 months' rent, applicable to the last 3 months of the contract.
• Type of Leased Premises: FURNISHED unit, without any furnishings or fixtures.
• Application of Security Deposit: The security deposit will be applied 60 days after the end of the contract, subject to the condition of the premises and fulfillment of lease obligations.
• Common Utility and Service (CUSA) Charges: To be discussed and determined during the ocular visit, and will be billed separately.
• Electricity and Water: Sub-metered, with the lessee responsible for their own consumption.
• Terms of Lease: The lease agreement will be for a period of 2 years, with the option to renew subject to mutual agreement.
Escalation Rate
1. 5% escalation rate per year, 2 myears minimum contract
2. First Year: No escalation, rent will remain the same as the first year.
3. 2nd Year and Succeeding Years: To be discussed and determined during the ocular visit, and will be subject to mutual agreement.
Payment Terms
1. Mode of Payment: 12 months' Post-Dated Checks (PDCs), to be submitted upon signing of the lease agreement.
